Property derivatives are not new. Barclays Capital and UK-based Protego Real Estate Investors have been distributing their Property Index Certificates to institutional investors for a number of years; Abbey has launched several structured products referenced to the Halifax House Price Index in the UK; while other firms have, every once in a while, attempted to get the market off the ground. But property derivatives have never really generated the interest or achieved the critical mass required
